Allegheny County Property Assessment Records

The Office of Property Assessments determines the assessed value of all real estate in Allegheny County. Property owners can search assessments online through the county's real estate search portal. The system shows ownership details, property characteristics, and assessment values. Comparable sales data is also available. This is one of the most used parts of the Allegheny County residents directory.

Allegheny County uses a base year method for assessments. The current base year is 2012, with an effective date of January 1, 2012. Values represent the property as of January 1 of the current year. They are not the same as current market values. The office makes daily updates for appeals, permits, corrections, and catastrophic loss. If you need to appeal your assessment in Allegheny County, the Board of Property Assessment Appeals and Review handles those cases.

The appeal schedule for Allegheny County property assessments runs from July 1 through early September each year. For the 2027 tax year, the filing window is July 1 through September 1, 2026. Allegheny County Public Records Access

Pennsylvania's Right-to-Know Law gives you the right to request records from any Allegheny County agency. The law assumes that government records are public unless a specific exemption applies.
